Pull-plan synchronization
We sequence sub-base, base, and turf inside the GC’s published schedule — alongside MEP rough-in, masonry, and tenant build-outs. We attend pre-installs and OAC meetings and supply submittals on the cadence the project requires.
Drainage-first engineering
Laser-graded sub-base to a 1–2% slope, geotextile separator, two-lift compaction to 95% Standard Proctor, and permeable turf backing rated over 30 in/hr. Built to eliminate ponding on flat retail pads and courtyards.

Full TurfHub and Superior Turf Supply catalogs — UV-stabilized, anti-acid, non-flammable yarn with a 15-year manufacturer warranty on every install. Heavy-knit HDPE shade structures (Skyclipse 320, ~95% UV block) where the site calls for shade.

A turf install lasts 15 years if the base is right and 2 if it isn't. Here's exactly what goes under our turf — and why each layer matters.

Layer 1: Turf surface
Permeable-backed synthetic fiber. UV-stabilized polyethylene yarn for Texas heat. Seamed with reinforced tape and adhesive, never just nailed.
Spec: Pile height varies by application. 15-year manufacturer product warranty.
Layer 2: Infill
Brushed-in granular ballast. Standard: silica sand for stability. Pet installs: zeolite or antimicrobial blend. Sport: silica + crumb rubber for shock attenuation.
Spec: Application rate engineered to use case (1.5–3.5 lbs/sf).
Layer 3: Compacted aggregate base
Crushed stone or decomposed granite, installed in two lifts. Compacted to 95% Standard Proctor density per layer with a plate compactor or vibratory roller. This is what makes a turf install last 15 years instead of pillowing in 2.
Spec: Tested compaction. 95% Std Proctor minimum.
Layer 4: Drainage / sub-grade
French drain integration where the lot grade requires it. Drainage routed away from foundations, pool decks, and adjacent grass. Geotextile separator fabric between sub-grade and aggregate prevents silt migration.
Spec: Laser-graded to 1–2% slope. Drainage rate exceeds 30 in/hr.
Layer 5: Native soil
In Parker, Tarrant, and most of DFW, this is heavy expansive clay. We do not bury bad ground — if the native soil is unstable, we excavate further or stabilize with lime or geogrid before any aggregate goes down.

State of Texas HUB Certified (Historically Underutilized Business, woman-owned). BBB Accredited. Bonded and insured with certificates of insurance available naming the property owner or GC as additional insured. Bid-ready for any public-sector or institutional project that tracks diverse-vendor spend.
Can Bearcat handle multi-trade institutional jobs? +
Yes. We regularly coordinate alongside civil GCs, electrical contractors, fencing subs, and lighting installers on school district and corporate campus projects. Our scope is delivered as a fully line-itemed proposal with exclusions clearly called out (subgrade, storm tie-in, fencing, electrical) so the GC can scope adjacent trades cleanly.
What is the typical commercial install timeline? +
5,000 to 25,000 sqft commercial installs run 2 to 4 weeks. Larger institutional projects (schools, athletic fields) run 4 to 6 weeks. We can slot into school-summer install windows when scoped 90+ days ahead.
Do commercial installs come with the same warranty? +
Yes. 15-year manufacturer turf warranty plus 1-year Bearcat install warranty on every commercial job, identical to residential. Warranty is transferable to subsequent property owners on commercial real estate.
Will Bearcat structure the bid for AIA G702 / institutional pay schedules? +
Yes. We bid using standard AIA G702 progress-payment language for commercial and institutional projects. Permits, COIs, lien waivers, and W-9 documentation provided up front. We have shipped this format for school district and corporate facilities work across DFW.
How do you handle drainage on a flat retail pad or courtyard? +
Surface-drainage scope is ours: sub-base re-grading, laser-graded slope, drainage rock, and permeable turf backing rated over 30 in/hr, tied into seam-and-edge detailing so water routes off the pad instead of ponding. For larger civil scope — storm-drain ties, retention, detention — we coordinate directly with the project's civil engineer.
