"All-in" means the number on your quote covers everything: site excavation, crushed granite base material, base compaction, turf product, infill, perimeter edging, and haul-away of the old material. You are not billed separately for delivery, equipment, or cleanup. The range exists because product tier, base complexity, and site conditions vary significantly across North Texas.

What Bearcat's Price Includes
Every Bearcat Turf & Outdoors project includes the following, regardless of project size:
- Excavation and haul-away of existing sod, rock, or organic material to the correct depth for your base specification.
- 3 to 4 inches of crushed granite base, compacted to 95% Proctor density. This is the part that most determines how your turf looks and drains five years from now.
- Grading for positive drainage, so water moves away from structures and does not pool under the turf.
- Commercial weed barrier installed below the base layer.
- Turf material at the product grade you selected, seamed on-site by the Bearcat in-house crew.
- Infill at the manufacturer-specified rate — silica sand, crumb rubber, or organic depending on application.
- Perimeter bender board edging or nail-down border, secured and finished.
- Final grooming and cleanup. The crew leaves, and the yard is ready to use.
The 15-year manufacturer warranty on the turf product is included at no extra charge. Owner-led design means the same person who walks your yard and prices the job is accountable for the finished result.
What Is Not Included by Default
The following items are scoped and priced separately if your project needs them. Bearcat flags these during the site visit so there are no surprises.
- French drain installation for yards with chronic drainage problems independent of the turf area.
- Concrete demolition or pouring, including pads, curbs, or footings.
- Paver installation or integration when pavers are being added as part of a larger hardscape project.
- Pest control treatment prior to install (recommended for fire ant-heavy yards in Parker County).
- HOA permit fees or application costs. Bearcat provides documentation to support your HOA submission, but fees are the homeowner's responsibility.
DFW-Specific Cost Factors
Clay Soil in Parker and Tarrant Counties
North Texas Blackland Prairie clay is expansive: it swells when wet and shrinks when dry. For a turf base to stay flat and drain correctly over time, clay subgrades typically require deeper excavation than sandy soil markets. Where a Phoenix install might need 2 inches of base, Aledo, Fort Worth, or Weatherford yards often need 3 to 4 inches of compacted crushed granite to create a stable, draining substrate above the clay. That additional base material adds real cost per square foot compared to published national averages. If a contractor quotes you a number that matches the national low-end without asking about your soil, ask them how deep they plan to excavate.
Water Restriction Context
The Tarrant Regional Water District and most North Texas municipalities have enforced Stage 2 or Stage 3 outdoor watering restrictions multiple times in the past five years. A 1,000 square foot Bermuda lawn uses roughly 18,000 to 25,000 gallons per year to stay healthy through a DFW summer, translating to $180 to $300 per year in water costs alone.
