Repair
Structural Fix
Seam separations, edge lift, tear repair, drainage failure, anchor / nailer board fixes. Diagnostic + repair labor on a case-by-case basis.
Rate
$195 / hr
Min: 2-hour minimum ($390)
Best for: Failing seams, edges pulling up, base settling, drainage issues, pet damage.
Timing: Within 2 weeks of contact
Reset
Infill Replacement
Full removal of degraded infill, hot-water rinse of the fiber, complete reapplication of new infill (silica, zeolite, or cool-blend) at manufacturer-spec density. Restores bounce, drainage, and color.
Rate
$1.50 / sqft
Min: $750 minimum (~500 sqft)
Best for: Turf installed 5+ years ago, pet households with odor buildup, matted fiber, infill migration into seams.
Timing: Schedule 4 weeks out
Restore
Deep Rejuvenation
Power-brush the full surface, deep clean (enzymatic for pet zones, surfactant for general), top-up infill where thin, re-brush fibers vertical, seam inspection and minor fixes. The flagship annual service.

$0.60 / sqft
Min: $450 minimum (~750 sqft)
Best for: Once-a-year deep service for any active turf install. Restores color, bounce, and odor control. Renews the look.
Timing: Schedule 2 weeks out
Refresh
Light Clean
Power-broom the surface, hose-rinse, redistribute existing infill, quick edge tidy. A periodic touch-up between deeper services.
Rate
$0.35 / sqft
Min: $300 minimum (~850 sqft)
Best for: Quarterly or twice-a-year light maintenance for residential lawns. Pet households should consider Restore instead.
Timing: Schedule 1 week out
Replace
Full Re-install
Turf has reached end of life (year 12-15+, severe sun damage, or structural failure beyond Reset/Repair). Pull and dispose of the old turf, re-grade and re-prep the base, install new turf with current spec.
Rate
$8 - $13 / sqft
Min: Same as new install pricing
Best for: End-of-life turf or major damage. Comes with a fresh 15-year manufacturer warranty.
Timing: Schedule per new-install calendar
Per-sqft rates apply above the minimum. A 1,500-sqft Restore at $0.60/sqft, for example, is $900 (above the $450 floor).

Maintenance program FAQ.
Why minimums? +
A 100-sqft refresh at $0.35/sqft is $35. Bearcat cannot move a truck, a crew member, and an equipment kit for $35. Every tier has a minimum that reflects the actual cost of showing up. Once we're on-site, the per-sqft rate kicks in for everything above the minimum.
Does the manufacturer warranty require maintenance? +
Yes. Most turf manufacturer warranties (including the 15-year coverage on every Bearcat install) require documented annual maintenance to remain valid. A single annual Restore visit satisfies that requirement and gives you a service record to point to if a warranty claim ever comes up.
What if my turf was installed by someone else? +
We service any artificial turf installation regardless of installer. The same per-tier pricing applies. We'll do a quick walk-through on arrival to identify any installer-specific issues (seam type, infill brand, drainage spec) before starting.
How do I know which tier I need? +
Most people start with a free walk-through. We'll evaluate fiber condition, infill depth, seam integrity, drainage, and odor. Then we recommend the right tier. If you're already sure: brand-new-feeling = Refresh, looks dull but functional = Restore, smells / loose fiber / pet issues = Reset, things are broken = Repair.
Can I sign up for an annual plan? +
Yes. The Family / Pet Household / Commercial annual plans below bundle the most common combinations at a 12-15% discount versus a la carte. Single payment up front or quarterly. Cancel anytime; we just bill the work completed at a la carte rates.
When should we schedule? +
Refresh works year-round. Restore is best in spring (April-May) or fall (October) for best fiber recovery in moderate weather. Reset and Repair are scheduled based on urgency. Replace is scheduled like a new install, September through April is the prime DFW window.
