Tarrant clay and why the base layer matters more than the turf.
Keller sits on mixed Tarrant County clay — not as aggressive as Parker County, but still heavy enough to crack slabs and heave sprinkler lines. The clay shrinks in summer, swells after rain, and creates drainage problems that natural grass can't fix.
A properly built turf install solves drainage at the base layer. We excavate to depth, install 3-4 inches of crushed granite or decomposed granite, compact in two lifts to 95% Standard Proctor, laser-grade to a 1-2% slope, and tie in French drains where the lot topography requires it. The turf goes on top of a stable, draining platform that doesn't move with the clay underneath.
