Why we're building in Taylor.

Taylor spent most of its history as a small agricultural town: cotton, cattle, a historic downtown, the kind of place that measures growth a few hundred people at a time. That changed when Samsung broke ground on a semiconductor fab on roughly 1,200 acres just outside town, a $17-plus billion investment and one of the largest foreign direct investments in Texas history. The fab is targeting operational status by the end of 2026 and is expected to bring around 1,500 permanent jobs, plus a long list of suppliers and contractors who need somewhere to live. Taylor's population has jumped from about 16,446 at the 2020 census to roughly 18,779 today, and it was sitting closer to 17,000 before the Samsung announcement even landed. This is a town used to being small, absorbing a very large wave all at once.

Taylor sits in the Blackland Prairie, the same clay belt that runs up through the Fort Worth area and down through Waco. It can swell 10 to 15 percent in volume when it gets wet, then shrink hard when it dries out, and that movement is what cracks foundations, buckles patios, and heaves turf that was not built with the right base underneath it.
