Five levels of care, priced by the square foot
Our maintenance program has five levels, so you pay for the work your turf actually needs. Rates and per-visit minimums are published, because a crew has to be able to roll a truck for the job.
- Refresh, $0.35 per sq ft ($300 minimum). Power-broom, hose-rinse, redistribute infill, tidy the edges. A light clean between deeper services.
- Restore, $0.60 per sq ft ($450 minimum). Power-brush the whole surface, deep clean (enzymatic for pet zones), top up thin infill, re-brush the fibers upright, and inspect the seams. This is the flagship annual service.
- Reset, $1.50 per sq ft ($750 minimum). Remove degraded infill, rinse the fiber, and reapply new infill at manufacturer density. For turf five or more years old, or pet households with odor buildup.
- Repair, $195 per hour (two-hour minimum). Seam separations, lifting edges, tears, drainage failures.
- Replace, $8 to $13 per sq ft. End-of-life turf pulled, the base re-graded, and new turf installed with a fresh 15-year manufacturer warranty.
Annual plans
The Family Plan (one Restore and two Refresh visits a year) suits lawns under 3,000 sq ft and runs about 12% under a la carte. The Pet Household Plan adds a second Restore with an enzymatic clean and carries a smell-control guarantee, at about 15% under a la carte. Commercial and HOA properties get monthly Refresh visits, two Restores a year, pooled repair hours and one account manager.

Most turf manufacturer warranties, including the 15-year coverage on every Bearcat install, require documented annual maintenance to stay valid. One Restore visit a year satisfies that and gives you a service record if a claim ever comes up. We service turf from any installer.
