Concrete Coatings

A bare concrete slab is fine for parking a truck. It's not what you want under a showroom floor, a shop, or the walkway around an indoor batting cage.

Pricing below is Professional Garage Concepts' published retail rate — we pass it through as-is, with no markup.

Starting pricing

• Flake system: $5.25/SF ($7.25/SF if a moisture-vapor-barrier coat is required)
• Solid color: $6.25/SF
• Metallic epoxy: $12–$14/SF, based on design complexity

All systems are subject to a $2,500 project minimum.

Two ways to use it

• Coat the whole slab, then turf on top. If you're also installing turf (a batting cage, a putting green room, a gym floor), the entire slab gets diamond-ground, moisture-checked, and coated first, and the turf goes down over it. This is the right call when the existing concrete has real wear, staining, or moisture concerns you want addressed everywhere, not just around the edges.
• Coat around the turf, leave the turf area alone. More common for indoor cage and training-space buildouts: turf covers the hitting or training surface, and the coating goes on the surrounding floor — the walkway, storage area, or viewing space. It's the difference between "a cage in a garage" and a finished facility, without paying to coat square footage the turf already covers.

Systems

• Full-broadcast flake. Multi-color decorative flake broadcast to full rejection, then scraped, sanded, and sealed under a heavy UV-stable polyaspartic topcoat. Best fit for garages, shops, and high-traffic utility floors — hides normal dirt and substrate variation.
• Solid color. A pigmented polyaspartic coat over an MVB epoxy base for a clean, seamless, single-color floor in gloss, satin, or matte. Best fit for showrooms, interiors, and workspaces where a uniform look matters.
• Metallic epoxy. A premium, one-of-a-kind design floor with pigmented background and metallic flood coats creating depth and movement.

How pricing actually works

Every coating job starts with a site evaluation, not a number over the phone. Moisture readings, slab age, existing coatings, cracking, and grade all affect which system is even an option.

A slab with elevated moisture, for example, may need a moisture-vapor-barrier coat before anything else goes down — that adds a cure day and $2.00/SF. We'll walk you through the systems and give you the starting rate above, but Professional Garage Concepts confirms the final system and firm price after they've actually looked at the slab.

Existing cracks get repaired as part of the prep, but no coating stops future slab or soil movement — that's a structural question, not a coatings one.
