What it is.
Commercial Heavy-Use is the spec for high-traffic public-facing installs — office plazas, hotel pool decks, restaurant patios, rooftop terraces. 90 oz face weight is dense enough that thousands of footsteps per day do not leave permanent matting paths.
Polyolefin fiber (a polyethylene-polypropylene blend) is the durability sweet spot. PP is harder, PE is softer — blending the two gives a fiber that recovers like PE under foot but resists abrasion like PP. Stem reinforcement at the blade base means the fiber does not tear out at the stitch.
Heavy-duty woven backing handles the kind of glue-down install commercial work demands — rooftops, concrete plazas, decks. We seam and adhere to commercial spec, not residential.

Maintenance.
Hose down monthly in heavy-traffic zones. Power-groom quarterly to keep the fiber upright in the high-wear lanes. Spot-clean spills with mild detergent. Re-seam inspection annually for rooftop and deck installs where wind uplift is a factor.
Price & install timing.
$10-14/sqft installed. Final number depends on prep depth, drainage work, and square footage. Install range is typically 4-6 weeks from contract signing — sometimes faster in the off-season, sometimes longer in spring when everyone wants their backyard ready before Memorial Day.
