How a Bearcat commercial install reads, layer by layer

  1. Sub-grade preparation. Excavate native soil to depth required by the surface spec and use case. In DFW that means cutting through expansive clay; we stabilize unstable sub-grades with lime or cement-treated bases when the soil report calls for it.
  2. Geotextile separator fabric. Non-woven needle-punched separator above sub-grade and below aggregate. Prevents silt migration and fines pumping. Non-negotiable on commercial installs.
  3. Engineered aggregate base. Crushed stone (typically 1" → 3/8" graded for sport, 3/4" minus for residential-feel commercial). Two-lift compaction. 95% Standard Proctor minimum on every lift, verified.
  4. Drainage routing. Laser-graded slope to a perforated PVC drain network where the lot grade requires it. Ties to the project’s civil drainage scope or to French drains routed away from foundations and adjacent construction.
  5. Shock pad (sport & playground only). Closed-cell foam underlay where the spec calls for IPEMA / ASTM F1292 critical fall-height rating or ASTM F355 GMAX impact attenuation.
  6. Permeable-backed turf install. UV-stabilized polyethylene fiber, seamed with reinforced tape and adhesive (never just nailed), edged into hardscape, finished flush to fixed furniture and structural anchors.
  7. Engineered infill. Silica sand, zeolite/silver-antimicrobial, or sand+rubber depending on the surface. Brushed in to spec rate.

Commercial spec FAQ

Will you work to our project’s pull-plan and pre-install meeting cadence?

Yes. Bearcat’s install crew sequences inside the GC’s schedule. We’ll attend pre-installs, OAC meetings, and walkthroughs. We supply submittals, COIs, and product data sheets at the cadence the project requires.

Do you provide bid documentation?

Yes. We respond to RFPs and qualified-bid invitations from Texas public agencies, ISDs, parks departments, and qualified private clients. HUB Certified vendor number is available on request.

What’s the warranty story on a commercial install?

15-year manufacturer warranty on the turf product. 1-year Bearcat workmanship warranty on the install. Warranty terms scale with project type — sport-field warranties differ from retail-courtyard warranties. We supply the full warranty paperwork at quote.

Can you do drainage scope on a flat retail pad?

Surface drainage scope is ours — sub-base re-grading, drainage rock, permeable backing, seam-and-edge detailing. For larger civil scope (storm-drain ties, retention, detention) we coordinate with the project’s civil engineer.

Will you work outside Fort Worth and Parker County?

Yes. We install across the entire DFW metroplex — Fort Worth, Dallas, Arlington, Plano, Frisco, Southlake, Westlake, Colleyville, Grapevine, Keller, Denton, Mansfield, McKinney, Allen, and the rest. No travel surcharge inside the metroplex.
